The Plains — Quietly at the Center of It All
Population approximately 250. Land area roughly a quarter of a square mile. By any conventional measure, The Plains is a small place — and by the measure that matters in Virginia Hunt Country, it is among the most significant addresses in the region. Incorporated in 1910 around the Manassas Gap Railroad depot, the village sits at the heart of Orange County Hunt territory, surrounded by some of the most carefully preserved horse country in Fauquier County.
Properties of consequence here are infrequent and rarely advertised broadly. Detached single-family sale prices have averaged in the multi-million-dollar range — a reflection of the estate properties, equestrian farms, and conservation-easement acreage that define the broader market. The village's quiet is, for the right buyer, precisely the point.
