Thank you for visiting. I'm Peter Leonard-Morgan, an Associate Broker and independent real estate professional affiliated with Hunt Country Sotheby's International Realty in Middleburg, Virginia. My practice is built on discretion, precision, and relationships I intend to keep, and that same care extends to how I handle your personal information. This Privacy Policy explains what information I collect through my website at peterleonardmorgan.com (the "Site"), how I use and share it, and the choices and rights you have. By using my Site or submitting information through it, you agree to the practices described in this policy.
Because I serve clients and welcome visitors from across the United States and, at times, around the world, I have written this policy to be comprehensive. Where a particular state or country grants you specific rights, those sections apply to you in addition to the general terms below.
THE INFORMATION I COLLECT
Information you provide to me directly. When you complete a contact or inquiry form, request information about a property, subscribe to updates, or otherwise communicate with me, I may collect your name, email address, telephone number, mailing or property address, details about the property or services you are interested in, your budget or timeline, and any other information you choose to include in your message.
Information collected automatically. When you visit my Site, certain information is collected automatically through cookies and similar technologies, including your IP address, browser type, device identifiers, operating system, referring pages, the pages you view, the links you click, and the dates and times of your visits. My Site is hosted on the Wix platform, which collects and stores data necessary to operate, secure, and analyze the Site.
Information from third parties. I may receive information about you from the service providers I use to run my practice, such as my customer relationship and email marketing platform, as well as from referrals and from the advertising and analytics partners described below.
HOW I USE YOUR INFORMATION
I use the information I collect to respond to your inquiries and provide real estate services; to share listings, market updates, and information I believe may interest you; to operate, maintain, secure, and improve my Site; to communicate with you by email, telephone, and text message; to advertise my services and measure the effectiveness of my marketing; to comply with my legal and regulatory obligations, including those governing real estate; and to protect the rights, property, and safety of myself and others.
COOKIES AND TRACKING TECHNOLOGIES
My Site uses cookies and similar technologies to function properly, remember your preferences, understand how visitors use the Site, and support my advertising. Cookies are small files stored on your device. You can set your browser to refuse cookies or to alert you when cookies are being sent; however, some parts of the Site may not function properly without them. If my Site displays a cookie-consent banner, certain non-essential cookies and tracking technologies, including the advertising and analytics tools described below, are used only after you provide consent.
ANALYTICS AND ADVERTISING
Google Analytics. I use Google Analytics to understand how visitors interact with my Site. Google Analytics uses cookies to collect information such as how often users visit, the pages they view, and the sites they used before arriving. I use this information to improve my Site. You can opt out of Google Analytics by installing the Google Analytics Opt-out Browser Add-on, available at tools.google.com/dlpage/gaoptout.
Meta Pixel and Conversions API. I use the Meta Pixel and Meta's Conversions API (provided by Meta Platforms, Inc., which operates Facebook and Instagram) to measure the effectiveness of my advertising and to show relevant ads to people who have visited my Site. This may involve sharing certain information, such as your activity on my Site and, in hashed form, contact information you provide, with Meta. You can manage how ads are shown to you within your Facebook and Instagram ad settings.
AdRoll. I use AdRoll (provided by NextRoll, Inc.) to deliver retargeting and display advertising to people who have visited my Site as they browse other websites and platforms. AdRoll uses cookies and similar technologies for this purpose. You can opt out of AdRoll's interest-based advertising through NextRoll's privacy settings and through the industry opt-out tools described below.
Your interest-based advertising choices. Many advertising companies participate in industry opt-out programs. You can learn more and opt out of interest-based advertising from participating companies through the Digital Advertising Alliance at optout.aboutads.info, the Network Advertising Initiative at optout.networkadvertising.org, and, for visitors in Europe, at youronlinechoices.eu. You can also enable a Global Privacy Control signal in a supported browser, which I honor, where required by law, as a request to opt out of the sale or sharing of your information for targeted advertising.
EMAIL COMMUNICATIONS
With your permission or as otherwise permitted by law, I may send you emails about listings, market updates, and my services using my email marketing platform, Cloze. Every marketing email includes an unsubscribe link, and you may opt out at any time by using that link or by contacting me directly. I may still send you non-promotional messages about a transaction or an inquiry you have initiated with me.
TEXT MESSAGES (SMS)
If you provide your telephone number and agree to be contacted by text, I may send you text messages relating to your inquiry, properties, and my services. Message frequency varies. Message and data rates may apply. You can opt out of text messages at any time by replying STOP to any message, and you can reply HELP for assistance. Your consent to receive text messages is not a condition of purchasing any property or service. Carriers are not liable for delayed or undelivered messages.
HOW I SHARE YOUR INFORMATION
I do not sell your personal information for money. I may share your information in the following circumstances.
Service providers. I share information with the companies that help me operate my practice and Site, including Wix (website hosting), Google (analytics), Meta Platforms and NextRoll/AdRoll (advertising), and Cloze (customer relationship management and email marketing). These providers are permitted to use your information only to perform services on my behalf.
My brokerage and the Sotheby's International Realty network. As an independent agent affiliated with Hunt Country Sotheby's International Realty, I may share your information with my brokerage and, where appropriate to serve you, within the Sotheby's International Realty network.
Professionals involved in your transaction. With your direction or as needed to provide services you have requested, I may share information with parties such as lenders, title and escrow companies, inspectors, appraisers, attorneys, and other real estate professionals.
Legal and safety reasons. I may disclose information when I believe it is required by law, regulation, legal process, or governmental request, or when necessary to protect the rights, property, or safety of myself or others, or to enforce my agreements.
Business transfers. If my practice is involved in a merger, acquisition, financing, or transfer of assets, your information may be transferred as part of that transaction.
For purposes of certain state privacy laws, my use of cookies and similar technologies for targeted advertising, such as the Meta Pixel and AdRoll, may be considered a sale or sharing of personal information. You can opt out of this as described in the Analytics and Advertising and Your Privacy Choices and Rights sections.
YOUR PRIVACY CHOICES AND RIGHTS
Depending on where you live, you may have some or all of the following rights regarding your personal information: the right to know about and access the information I have collected about you; the right to correct inaccurate information; the right to delete your information; the right to obtain a portable copy of your information; the right to opt out of targeted advertising, the sale or sharing of your information, and certain profiling; and the right not to receive discriminatory treatment for exercising your rights.
How to exercise your rights. You may exercise your rights by contacting me using the information in the How to Contact Me section below. I will work to verify your request, and I may need to ask for information to confirm your identity. Where the law permits, you may use an authorized agent to submit a request on your behalf, subject to verification.
Opting out of targeted advertising and sale or sharing. You can opt out of interest-based advertising and the associated sharing of your information using the tools and links in the Analytics and Advertising section, including by enabling a Global Privacy Control signal in a supported browser.
Appeals. If I decline to act on your request and you reside in a state that provides an appeal right, such as Virginia, Colorado, Connecticut, or Delaware, you may appeal my decision by contacting me using the details below. I will respond to your appeal as required by law, and if your appeal is denied, you may contact your state Attorney General.
California residents. If you are a California resident, the California Consumer Privacy Act, as amended by the California Privacy Rights Act (CCPA and CPRA), provides the rights described above, including the right to know the categories and specific pieces of personal information I have collected, the categories of sources, the business purposes for collecting it, and the categories of third parties with whom I share it; the right to delete and to correct; and the right to opt out of the sale or sharing of personal information and to limit the use of sensitive personal information. I do not sell personal information for money, and I do not knowingly sell or share the personal information of consumers under 16 years of age. I will not discriminate against you for exercising your rights, and you may designate an authorized agent to make a request on your behalf.
Virginia residents. Under the Virginia Consumer Data Protection Act (VCDPA), you have the rights described above, including the rights to access, correct, delete, and obtain a copy of your personal data, and to opt out of targeted advertising, the sale of personal data, and certain profiling. You also have the right to appeal as described above.
Delaware residents. Under the Delaware Personal Data Privacy Act (DPDPA), you have the rights described above, including the rights to access, correct, delete, and obtain a copy of your personal data, to opt out of targeted advertising, the sale of personal data, and certain profiling, and to appeal.
Residents of other states. Residents of other states with comprehensive privacy laws, including but not limited to Colorado, Connecticut, Utah, Texas, Oregon, and Montana, and additional states as their laws take effect, have similar rights to access, correct, delete, and obtain copies of their personal data and to opt out of targeted advertising, sale, and profiling, subject to the terms of each law. As a matter of practice, I extend these core rights to all visitors regardless of where they live.
Nevada residents. Nevada law allows certain consumers to opt out of the sale of specific personal information. I do not sell personal information as defined by Nevada law, but you may submit a request using the contact details below.
DATA RETENTION
I keep your personal information for as long as necessary to fulfill the purposes described in this policy, to maintain our relationship, and to comply with my legal, regulatory, tax, and recordkeeping obligations, including real estate recordkeeping requirements, after which I will delete or de-identify it.
DATA SECURITY
I take reasonable measures, and I rely on the security practices of my service providers, to protect your information from loss, misuse, and unauthorized access. However, no method of transmission over the Internet or method of electronic storage is completely secure, and I cannot guarantee absolute security.
INTERNATIONAL VISITORS
I am based in the United States, and my Site is operated from the United States. If you access my Site from outside the United States, please be aware that your information will be transferred to, stored, and processed in the United States, where data-protection laws may differ from those in your country. By using my Site or providing information to me, you consent to this transfer and processing.
CHILDREN'S PRIVACY
My Site is intended for adults and is not directed to children. I do not knowingly collect personal information from anyone under the age of 16. If you believe a child has provided me with personal information, please contact me and I will take steps to delete it.
THIRD-PARTY LINKS
My Site may contain links to third-party websites, including property portals and social media platforms. I am not responsible for the privacy practices of those websites, and I encourage you to review their privacy policies.
CHANGES TO THIS POLICY
I may update this Privacy Policy from time to time. When I do, I will revise the Effective Date shown above. Your continued use of my Site after any changes take effect constitutes your acceptance of the revised policy.
