Loudoun County Real Estate: June 2026 Market Update

Loudoun County's housing market kept its momentum in June, marking a third straight month of sales growth even as inventory tightened and price gains stayed modest.


Sales Activity


Loudoun County saw 541 closed sales in June, up 2.5% (13 more) from a year ago. The growth wasn't even across the map, though. Lovettsville (20180) bounced back in a big way after a slow May, with sales more than doubling — up 157.1%, or 11 additional closings. Purcellville (20132) also had a strong month, adding six sales year-over-year (+27.3%).


On the flip side, Leesburg (20176) and Sterling (20164) pulled back, with sales down 20.3% and 17.0% respectively.



Pending Sales


Contracts told a slightly different story. Countywide pending sales dropped 5.3% to 498, a decline of 28 from last June. Purcellville (20132) and Aldie (20105) bucked the trend, each picking up five more pending sales than a year ago (+22.7% and +13.5%). The steepest pullbacks were in Ashburn (20147) and Leesburg (20175), each down double digits in pending activity.


Prices


Countywide, the median sales price edged up to $815,000, a modest 0.6% increase ($5,000) over last year. But local price movement varied widely:

  • Leesburg (20175) saw the biggest jump — median price up 11.3% to $868,300, an $88,255 increase.

  • Aldie (20105) posted its fourth consecutive month of price growth, up 5.0% (+$52,846).

  • Ashburn (20147) softened, down 8.4% (-$66,785).

  • Lovettsville (20180) also cooled, down 7.2% (-$61,500).
